Interested tenants are sending me an initial message and when I reply they then don’t respond, are they not getting my messages? This has happened 4 times in the last 2 weeks. Everyone of them just can’t be responding.

Hi there, Thank you for the info, yes I get the boiler gas safety certificate every year and my EICR has still got a few years left on it. So I believe I’m ok?
Yes there’s been various discussions here previously where LLs (not just me) say the same about OR and don’t like the fact OR keep.pushing. It’s their business model - push for contracts to be signed and more services sold, that’s how they make £.
The guarantor referencing didnt go through as the Barclay’s accound did not connect for bank check. How to contact open rent and ask help to resolve this
Right answer, slightly wrong reason. PAT isn’t a legal requirement in England whether you furnish or not. No regulation mentions it. What you actually owe is that any appliance you supply is safe, and PAT is just the cheapest way of showing you checked. The ceiling lights and the boiler wiring aren’t off the hook though. They’re part of the fixed installation, and that needs an EICR every five years under the 2020 electrical safety regs, with a copy to the tenant inside 28 days. That one is mandatory and carries a penalty.
You can’t swap a name on a joint tenancy, so yes, new agreement. Do it as a surrender everyone signs rather than letting the leaver just serve notice, because one joint tenant’s notice to quit ends the tenancy for the remaining one as well. The deposit doesn’t come with you. s.215B only treats it as still protected where the tenant is the same person, so you’re re-protecting and re-serving prescribed information to both. And Grounds 1 and 1A need the current tenancy to have run a year, so signing a new one now puts selling or moving back in out of reach until September 2027.
I would hope so as I have followed all the correct protocol I was in an extremely desperate situation and ready to move forward asap. Their lack of communications has left me feeling they are unreliable and I have since found somewhere else with better communications and replies within 24 hours. I think it’s a bit naughty of OR to keep pushing for the holding deposit. And pushing to referencing without viewing.
Wow somethings got your back up hasn’t it!! I have never rented a property before and each time I was sending an enquiry or a message (again not being replied to) open rent were messaging saying if your serious pay a holding deposit, every time. I was in a very very urgent situation and needed to move fast. Everyday since Saturday I have sent a message for an update and I still haven’t received a reply. As I see it if I was a landlord letting out a house I would be replying to messages. Yes they may have something going on at home also, but most people have their phones in their hands a couple of times a day.
@Carly8 well you should ignore those automated OR emails. They are spam. Think about it. If you were a LL would you spend time and £ making somewhere ready to rent and advertising it, then accept the first tenant who applies before even meeting them? Use some common sense. Good luck

I did yes, I’ve never rented a property before and my situation was serious, constant emails from open rent saying place holding deposit to show you’re serious.
