I've never been, and was wondering for those that have been to both Mikiya and Wagyu Factory, which do you prefer? Assume weekend lunch and no membership for either. (Apparently, Mikiya left Chubby group, and I'm not sure if they're running their own membership now or not). I've been to other ayce shabu around (dada, Moomoo, Momo), but my impression is Mikiya/Wagyu are slightly higher end with more non-shabu options?

Hello, I have two college kids with my ex husband. Accidentally I got to know that he trys to take kids so called "Financial seminar " on 9/3-9/5. Hi all, I'm going to be changing the flooring in my condo (main living space/kitchen, bedrooms, 1 half bath) and up until this point I was certain I was going to go with laminate. However after weeks of looking, the only laminate that I like the looks of is priced not that much less than a no-name enginneered wood with decent specs (select 5/8 thick with 4mm wear layer). Assuming I'm careful about leaving dents and cleaning up liquids, is there any reason to not go with the engineered... Read more

The rules ban all plants within a foot of the home and require the first five feet around homes to be free of combustible materials such as firewood, fallen leaves and branches, and mulch or wood chips. They also prohibit wooden sheds in the zone and wooden fences where attached to the house. Existing homeowners in state responsibility and very high hazard zones will have up to five years to comply with Zone Zero, while new construction must adhere immediately... Read more

Hi folks, I’m in the middle of purchasing a home in Irvine (house was built on 2006) and would love to hire one or more home inspectors to check the house. When I search thought this forum it looks like most previously mentioned inspectors in this forum are no longer in business. Any good recommendations as of 2026? Thank you!
