ACI and 3.6

ACI sent out an e-mail acknowledging that their 3.6 product is absolute garbage. They are stopping use of the current 3.6 platform and will be developing a "significantly improved" 3.6 slated for completion in SPRING 2027! Six months after the November 2 deadline! Now I am looking for a new software provider. What is everyone else using and how do you like their 3.6 product?

UAD 3.6 Help

Does the 3.6 have a tab to change case? I always type in lower case and change it at the end. This is my first 3.6 and I am not seeing this tab.

Loss in value from water

I have a case in Mississippi where the adjoining residential property owner did not grade their lot properly, and extensive water flows on to my subject site in heavy rains. Anybody have any sales of similar residential sales that resulted in a diminished value as a a result of this problem? Thanks Cole Spencer 601-842-9345

If it meets Fannie/Freddie definition of ADU. Do I have to call it an ADU?

The subject is a raised ranch with all the first floor at grade. The 2nd floor is the main living area. The 1st level has a separate entrance, living room, bedroom, dining room and a full kitchen, stairs going to the 1st floor that with a door at the top of the stairs. Am I required by USPAP to call it an ADU?

Anyone want these orders?

Most lenders are going 3.6 on October 1. I am getting some BS and crazy orders from lenders that I rarely work with or never heard of. All within the past 3 days. Ignore. One was for $350. More power to the sucka that gets it. Yeah, they'll blame it on a shortage of appraisers.....
