Hello everyone. Got a 1004 order for a home in the Salton City area of California and want to make sure that I am identifying this property correctly. Most of the homes in the area are newer and on a slab foundation...although there are some manufactured homes (probably about 10% or less of total inventory). Too early to back up with real data but in Tommy’s old eyes, I am seeing a change in the market regarding inventory and “pricing” (not to be confused with sales prices but will explain later). Inventory seems to be picking up. I haven’t done entire market analysis yet but when I do an appraisal on a property and pull data it seems like there are a lot more listings. When Independence turned into Isolation that's what destroyed appraisers representation because the we versus them mentality developed and isolated us. First when the Institute left NAR the rally cry was it's better to die independently then sleeping with flea infested dogs-AKA Realtors. Does anyone have experience filing complaints with Texas Appraiser Licensing & Certification Board (TALCB) against an AMC? I was depaneled by an AMC after a lengthy dispute and denied appeal. I am considering filing a complaint against the AMC for improper influence and failure to follow the statutory appeals procedures, but before I do I’d appreciate any experience that other appraisers have had. The subject was the basis of a recently-completed conventional reverse mortgage assignment . . . extremely large lot that comprised about 75% or more of the total value. Same lender via the same AMC wants to know if in my opinion the property would qualify for a FHA loan. I can bring myself up to speed regarding HUD appraisal standards for dirt road maintenance, private utilities, etc. . . . but I'm personally concerned that the lender is preparing a FHA pitch to the borrower who is a... Got my first 3.6 order! I do it on Monday. Yay, me! It is FHA! I have a question. Will FHA allow “non appraiser” photos of comps? Not an issue now since I can’t download MLS photos yet from my software so I will take them anyway. I just want to know if they will accept them.

The fact you are so far behind is alarming. We are getting 3.6 orders and having to grind out a 6 hour typing project with your bare bones product. Its gruesome. For staters fix the garage/driveway data entry. Secondly. please correct that when you are entering info for comp 1 and hit enter/tab that you don't end up in the field for comp 2.
