What ended up costing you more than expected after buying a mobile home park? For those who have bought a park — what expense caught you off guard after closing? Could be utilities, roads, homes, contractors, turnover, anything. Curious what looked manageable during due diligence but ended up being a much bigger expense once you actually owned the property.

What do you wish you knew before evaluating your first park

how many homes in the park would likely be moving out… some will surprise you and some won’t. i wish i had Frank’s 3 phases of park turnaround and had them laid out with cost, timelines, and who will do what. i wish i had a plan laid out for how we will go about filling vacant pads. all that said, the first one is always a learning experience - dont stress and take it one thing at a time.

Tree branch roof clearance

How often do you typically trim tree branches away from mobile home roofs? I had the branches cleared earlier 15 ft from roofs this year, and since this is specifically for roof clearance, I’m thinking I probably won’t need to trim them again for at least another 2-4 years. Does that sound reasonable?

Badger Meters, we have around 35 available if anyone can use them

We recently switched to new Metron Water meters at our communities and have 22 working used, and around a dozen never used Badger water meters commonly used in mobile home parks. We are located in NE Indiana, near Ohio and Michigan. We would sell this lot at a reasonable price if anyone could use them. Some readers and gaskets and misc meter equipment included. Pictures should be included in this post.

Onsite manager or offsite manager - which do you prefer

Yes, you can easily do inspections with an offsite team. Sometimes the onsite team says there have not been violations in 6 months. We say we don’t believe it and send the offsite team and find 100 problems. This is why we put little responsibility in the onsite team. Of course this varies depending on if you are paying closer to $500 per month or $80,000 per year. At $80,000 per year, I would expect the onsite manager to be a professional manager of all aspects of the property. At $500 per month, we expect almost nothing.

Yes, that’s essentially the structure. The investor would fund/provide the home and retain the risk tied to the home until sale. We would provide the site, coordinate the community side of the setup, handle necessary lot preparation, market the home, and help connect buyers with financing or cash purchase options. The goal is to give the investor access to ready infill sites and a sales pipeline without requiring them to operate the community itself. Their return would be the margin above their total cost once the home sells. We would also be open to structuring this differently depending on the investor and volume, including a preferred or exclusive relationship for someone consistently placing homes
