Looks like Federal Reserve Bank may raise the fed funds borrowing rate to banks in order to slow money supply due to inflation. Trump hired a new federal reserve bank chairman because the old one would not cut fed funds rate. Federal Reserve Bank has no choice but to raise the Fed Funds rate due to inflation Trump has created.

Few months ago I asked the AF about the 1004 page 1 "Special Assessments" that received some interesting comments including advice from Nephew Glen about the process Coincidentally I recently completed a FHA 1004 refinance affected as follows: --I described what are termed "Special Assessments" by Realist and identified my source. --I received an AMC condition to change the cell to "0" "per the client, which I refused to do without tangible reason. --Client provided a document that... House falls out of Pending and "back on market to no fault of Sellers" and "buyer's financing fell through". Oh, you mean like they had an Inspection, then went to Appraisal, then the bank balked? Could I see those reports they waived in your face and emailed to you, legally making your copy your personal property? "No, I don't have them, those are CONFIDENTIAL to Buyer". Its been a while since I've done House Repair during RE transactions but IIRC of course the Buyer shows the Home... Read more
WASHINGTON (AP) — The Federal Reserve raised its benchmark interest rate Wednesday for the first time since 2023 in an effort to quell stubbornly-high inflation , a move that could spur a sharp response from the White House. The quarter-point increase lifts the Fed’s key rate to about 3.9% and, over time, could result in higher borrowing costs for mortgages, auto loans, and credit cards. In a set of quarterly projections, the Fed also signaled that its rate-setting committee expects to... Read more

This is a guaranteed method that @Functional Obs taught me it's crazy how good this works for private work. Get yourself a Google business profile which is free. Fill it out and get verified but the most important step is to get reviews. Also, make sure yours is filled out completely. Google likes to see that you are actively interacting with your GBP so reply to all reviews you get immediately. Go through your contact list and ask for reviews (screenshots to follow) but only if the... Read more

The good news for appraisers who don't work for AMCs and who want to see them leave for good is that thousands of waivers each month are cutting into their bottom line. The AMC loses the order to a waiver and each one lost is helping put them out of business. See there's good news but you have to look.
I have used DataMaster + TOTAL for UAD 2.6 and have been trying to learn UAD 3.6 with the same setup. However, 3.6 feels like a completely new workflow. DataMaster recently launched its UAD 3.6 version, but it still appears to be developing and I have not found useful training resources yet. If I need to learn from the ground up anyway, I am considering other platforms. For those currently training or working with UAD 3.6, what software combination are you using, and which... Read more

US citizen relocating to the Boise/Treasure Valley area and looking to connect with an Idaho-licensed Certified Residential appraiser willing to act as supervisor while I complete my Idaho licensing. I hold the CRA designation (Appraisal Institute of Canada) with 14 years of residential experience — 1–4 unit focus, including rural and complex properties. I bring a full book of competency; I'm not a blank-slate trainee. Currently getting up to speed on UAD 3.6 and the new forms. The... Read more
