Phil’s right that you can’t peel one name off a joint tenancy. The clean version is the one leaving gives notice (one joint tenant’s notice ends it for all three) and you grant a fresh tenancy to the two who stay. It isn’t free though. The new tenancy is a new deposit, the old protection doesn’t carry over once the tenants change, so re-protect and re-serve the prescribed information within 30 days or you’re into the 1x to 3x penalty. It also resets the one-year clock on Grounds 1 and 1A, so no selling up or moving back in on those grounds for a year from the new start date. If the difficult one won’t give notice, nothing short of a s.8 against all three moves him.

24 hours without water is a long time, so you should keep chasing whoever is responsible for the repair. If you’re renting, make sure the landlord or agent knows in writing and keep a record of when you reported it and any replies you’ve had. If nothing is being done, ask them directly when someone is actually coming out to look at it rather than just waiting for an update.
my tenants were 3 months in arrears then left with no notice. as they had left the RGI refused to pay up! total waste of money. in effect i ended up with 5 months with no rent. Their guarantor refused to pay and the insurance wouldn’t accept the claim.
An open request to Open Rent. Please stop selling our data to “The Bunch” energy providers. They are a known scam firm and have hundreds of negative reports on Reddit from their victims. It’s pretty upsetting that OpenRent directs us to them.

This also sounds suspiciously similar to the landlord licensing schemes already rolled out across many councils, which is supposedly a system used by local councils to regulate private rented properties, ensure health and safety standards are met, and crack down on rogue landlords. Surely this is a duplication of effort; why do we need yet another database for rental properties? Conveniently the gov website for the PRS doesn’t mention this. My cynical self thinks it’s just another money grab, and like the licencing scheme rolled out a couple of years ago, this new PRS will have questionable and intangible benefits to either landlord or tenant.
